What actually sets the price

  • Property size. More rooms means a longer visit: a one-bed flat sits at the bottom of the range, a five-bed detached at the top.
  • Location. Prices track assessor competition, not house prices: cities with many assessors are often cheaper than rural areas where one firm covers a wide patch.

When you do not need to pay at all

Check before you book: EPCs last ten years, and your property may already have a valid one from the last sale or tenancy. Commercial EPCs

Non-domestic EPCs are a different assessment with different assessors, and prices start around £150 for a small shop or office and climb steeply with floor area and building complexity: large or complex commercial premises run £500+. An accredited assessor visits (usually under an hour for an average house), records construction, insulation, glazing, heating and controls, and lodges the certificate on the national register within days. How much is an EPC for selling a house?

The same £35 to £120 as any domestic EPC: there is no separate "selling" version. You need one before marketing the property, but check the register first, because a certificate from the last decade may still be valid.

Are online EPC quotes fixed prices?

Reputable providers quote a fixed price by property size and stick to it. Be wary of very low headline prices with "from" attached, and of any provider that is vague about the assessor's accreditation: only accredited assessors can lodge a certificate.

Can I do my own EPC?
