Sunny Avenue (sunnyavenue.co.uk) is owned and operated by Sunnyavenue Limited ("we", "us", "our"). We are committed to protecting your privacy. This policy explains what information we collect, how we use it, and the rights you have. It is directed at visitors in the UK.

We keep what we collect to a minimum. Sunny Avenue is a content website with free tools, supported by advertising and affiliate links. We are not a financial adviser, we do not sell your data, and we do not collect payment details.

The information we collect

Information collected automatically. Like most websites, we collect limited technical information when you visit, such as your device type, browser, approximate location (from your IP address) and the pages you view. We use analytics tools, including Vercel Analytics, Google Analytics and Microsoft Clarity, to understand which content is useful and to improve the site. Microsoft Clarity may record general interactions such as clicks and scrolling to produce anonymised heatmaps. Analytics and advertising cookies are only set after you consent (see Cookies, consent and advertising below), and this information is used in aggregate, not to identify you personally.

Home value alerts. If you sign up for home value alerts on our house value calculator, we store the email address you provide, your postcode, and the property details you enter (what you paid, roughly when, and the address you select). We use this for one purpose only: to estimate your home's value and email you when that estimate changes. Our legal basis is your consent, given when you enter your email and ask to be notified. Every alert email has a one-click unsubscribe link, and unsubscribing immediately and permanently deletes your details. We do not use this information for anything else.

Messages you send us. If you email us, we keep your message and contact details so we can reply and keep a record.

Tool inputs. Our calculators (mortgage, stamp duty, house value and so on) run in your browser. The figures you type are used to show your result and, unless you choose to sign up for alerts, are not stored by us or sent anywhere that identifies you.

Cookies are small text files placed on your device that let a website remember information about your visit. We use cookies and similar technologies to make the site work, to measure usage, and to support advertising.

We work with Mediavine to manage the advertising on this site, and Mediavine also provides our Consent Management Platform (CMP). When you first visit from the UK or the European Economic Area (EEA), the CMP asks for your choices before any non-essential, analytics or advertising cookies are set. Our analytics run under Google Consent Mode, which means they stay switched off by default until you consent. Affiliate links

Some pages contain affiliate links (for example to CheckMyFile, or to products on Amazon). If you click one and go on to sign up or buy, we may earn a commission at no extra cost to you. We only add these where we think the product is genuinely useful. When you click an affiliate link you leave our site, and the destination has its own privacy policy; we do not pass your personal information to them.

The services we rely on

To run the site, its tools and its advertising we use a small number of trusted providers who process data on our behalf, including:

Mediavine: advertising management and our consent management platform (CMP).
Google Analytics (Google LLC): website analytics, run under Google Consent Mode.
Microsoft Clarity (Microsoft): anonymised usage analytics and heatmaps.
Vercel: website hosting and privacy-friendly analytics.
postcodes.io: to look up the local area for a postcode you enter.
HM Land Registry and the Energy Performance of Buildings register: public data used to produce home value estimates.
Upstash: secure storage for home value alert sign-ups.
Resend: to send the alert emails you have asked for.

These providers only process your information to provide their service to us, and are required to keep it secure.

International data transfers

Some of the providers above, in particular our advertising and analytics partners (such as Mediavine and its partners, Google and Microsoft), are based in or process data in the United States or other countries outside the UK and EEA. Where your information is transferred outside the UK or EEA, we rely on appropriate safeguards recognised under UK data protection law, such as the UK International Data Transfer Agreement, the EU Standard Contractual Clauses, or an adequacy decision, so that your information remains protected.

How we store and protect your information

Your information is stored securely using appropriate technical and organisational measures. Data you provide directly to us (such as home value alert sign-ups) is stored in the UK or the EEA. No transmission over the internet is completely secure, so while we do our best to protect your data, we cannot guarantee the security of information sent to or from our site.

How long we keep it

We keep home value alert details only for as long as you are subscribed; unsubscribing deletes them. Other information is kept only as long as needed for the purpose it was collected, or as required by law. Cookies set for advertising and analytics expire according to each provider's retention period, and you can clear them at any time through your browser.

We do not sell your personal information in the ordinary sense, and we do not share the details you give us (such as your email) for anyone else's marketing. Information collected through advertising and analytics cookies is shared with the partners described above to run and measure the ads, but only where you have consented. We may also share information where we are under a legal obligation to do so.

Marketing

The only marketing emails we send are the home value alerts you specifically opt in to. We will not add you to any other mailing list, and you can unsubscribe at any time using the link in every email. If in future we offer other optional email updates, they will be opt-in in the same way.

Your rights

Under UK data protection law you have rights to, among other things: access the personal information we hold about you; have inaccurate information corrected; have your information deleted in certain circumstances; object to or restrict our processing; withdraw consent you have given (including for advertising and analytics cookies); and receive your information in a portable format. To exercise any of these, use our contact form with enough detail for us to identify you and handle your request.

Complaints

We hope to resolve any concern you raise about how we use your information. You also have the right to complain to the Information Commissioner's Office (ICO), the UK supervisory authority, at ico.org.uk or on 0303 123 1113.

Children

Our site is intended for adults and is not directed at children. We do not knowingly collect information from children.

Changes to this policy

We may add features over time, and we may work with different advertising or affiliate partners. If we change this policy we will post the updated version on this page and update the date at the top.
