Do Solar Panels Add Value to Your House?
Owned solar panels tend to add modest value; leased ones can cost you. The distinction matters more than the panels themselves — buyers and lenders treat outright ownership very differently from a roof leased to an energy company.

Why owned panels help
They cut the running costs of the house and improve its EPC rating, which buyers increasingly look at. As energy prices have risen, "this house is cheap to run" has become a genuine selling point rather than a nice-to-have.
The value added is usually modest and hard to isolate from everything else — but it rarely counts against you.
Why leased panels are different
Under older rent-a-roof schemes, a company owns the panels and leases your roof, often for 20–25 years. That lease binds your buyer too, and some mortgage lenders are cautious about the terms.
It doesn't make a house unsellable, but it adds a step: your solicitor will need the lease documents, and some buyers will walk rather than read them. If you have such an arrangement, dig out the paperwork before you market the house.
Practical checks before selling
Find the ownership paperwork, any warranties, the installation certificate, and your current EPC. A buyer who can see exactly what they're inheriting is a buyer who doesn't discount for uncertainty.
The thing that decides it: your street's ceiling price
Every street has a ceiling price — the most buyers will realistically pay there, whatever you do to the house. Improvements add value freely up to that ceiling and very little beyond it.
That's why the same work pays off brilliantly in one postcode and barely returns its cost two miles away. A £60,000 extension on a street where nothing sells above £300,000 cannot conjure a £380,000 house.
How to find your ceiling in five minutes: look at what the best homes on your street and the surrounding roads have actually sold for. Our house value tool lists real recorded sales for your postcode from HM Land Registry, so you can see the top of your local market rather than guess at it.

Frequently asked questions
Do solar panels increase house value?
Owned panels usually add modest value through lower running costs and a better EPC. The effect is real but small, and hard to separate from the home's other features.
Are leased solar panels a problem when selling?
They can be. A roof lease passes to your buyer and some lenders scrutinise the terms, so have the paperwork ready before marketing the property.
